Homeowners are returning to the nest, so to speak. “With the transfer of wealth from baby boomers, multi-generational living has become a big focus, as well as guest accommodations,” explains Michael Reisor, founder of the Reisor.Team at Compass. “If the parents are paying for a home, they want a place to stay!”
Learka Bosnak, a real-estate salesperson in Los Angeles, agrees and says buyers are looking for enough room for nieces and nephews, siblings, or even parents to stay down the road. “It feels like a mix of the trend of home buyers thinking more long term and general shifts towards stability and relationship-based lifestyles,” she says.
So, what does that mean for the real-estate market? Buyers are looking for areas with plenty of living space, multiple bedrooms, and even an accessory dwelling unit. That’s right: ADUs are still having a moment. “They can be permitted guest houses or even workshops and studios—spaces that can give a buyer future options to do things they haven’t even thought of yet without having to move,” says Heather T. Roy, a real estate salesperson with Douglas Elliman.
